Gregory J. Rubino
President
Gregory J. Rubino is President of the Passport group of companies, headquartered in Erie, Pennsylvania. He is responsible for the day-to-day operations of Passport Realty, LLC and Passport Development, LLC. Born in Erie, he attended "Sacred Heart Parochial School", Cathedral Preparatory School and Gannon University. He makes his home in Erie with his wife, Lisa, and has one child, Gregory Raymond.
Greg has in the past served as a Trustee of the Multiple Sclerosis Society; Member of the President’s Cabinet for the United Way; Member of the Committee for the 2004 United States Women’s Amateur Golf Championship; Member of the Board of the Greater Erie Board of Realtors' Multiple Listing Service; Member the Board of the Cathedral Preparatory School Academic Excellence Foundation; and, Member of the International Council of Shopping Centers.
Greg also has served as a Member of the Board of Roar on the Shore (one of Erie's premier tourist events) and was Chairman of the Real Estate Committee of the Erie-Western Pennsylvania Port Authority in 2007-08.

Daryl Terella
Senior Vice President of Passport Realty, LLC
Daryl Terella is Senior Vice President of Passport Realty, LLC with offices in Erie, Pennsylvania. He is responsible for managing and marketing brokerage properties for Passport clients as well as Buyer/ Tenant representation. Born in Erie, he attended Blessed Sacrament Parochial School, Cathedral Preparatory School and graduated from Indiana University of Pennsylvania. He makes his home in Erie and has one child.
Daryl currently serves as a Member of the Board of Economic Development Corporation of Erie County (EDCEC). He serves on the Board of the Greater Erie County Economic Development Corporation (GEIDC), and is Secretary of the Corporation. He has also been appointed a Director of the Greater Erie Board of Realtors. He is a member of the International Council of Shopping Centers.

Fairview Business Park - Industrial Park located in Fairview Township, Erie County. Assisted in the development of the Park through the Greater Industrial Development Corporation.
Sterrettania Business Park - Located in McKean Township, Erie County. Assisted in the design and development of this industrial park owned by a third party client. In charge of marketing available lots for sale and lease. Assisted owner in attaining LERTA designation (a 5 year tax exemption on all improvements) for the business park. LERTA benefits all occupants of the park.
Assisted in land/building acquisition or disposition for: DHL, Carlisle Corporation, John V. Schultz Furniture, FedEx and Walker Filtration.
Mixed Use
Daryl also has primary responsibility for Edinboro Market Place, located in Washington Township, Erie County, Pennsylvania. This project consists of a 100+ -acre property being developed with retail, hotel, office and residential uses for a private client developer. Daryl assisted the owner with zoning and development plan approvals and is in charge of marketing all acreage and out parcels for sale and lease.
His specific area of concentration is throughout the Tri-State area (Ohio, Pennsylvania and New York). He and Passport Realty, LLC will assist their clients on a nationwide basis, as needed.

David A. Sadaly
Senior Project Manager
Mr. Sadaly has more than 30 years of construction and facility management experience on various commercial, institutional and industrial projects. These projects include office buildings, apartment buildings, shopping centers, schools, churches, medical centers, airport facilities, and manufacturing facilities for steel, paper and industrial chemicals.
David graduated from West Virginia University with a B.S. degree in Civil Engineering and has held positions as a construction superintendent, field engineer, purchasing agent, cost engineer, project manager and facility manager on projects with costs to $500 million. His diverse experience includes serving on the staff of an international construction and engineering corporation, a general contractor, an architectural firm, a design/build construction company and a national real estate developer. He has worked on projects in West Virginia, Ohio, Virginia, Indiana, Illinois and Pennsylvania. This experience has developed his hands-on management of the various professionals on the project team, selection of the appropriate project delivery method and actions to satisfy the requirements of the relative governing authorities. It is this experience that provides the client with the essential knowledge for a successful project.
A member of the American Society of Civil Engineers and the Construction Specification Institute, David participates in continuing education courses specific to the needs our clients. He is licensed as a Real Estate Salesperson in Pennsylvania and is a nationally-certified Construction Contract Administrator. David also holds a Private Pilot Certificate and is Instrument Rated.
David has lived in Erie since 1985 with his wife Nancy, Acting Superintendent of the Wattsburg Area School District and his daughters Joy, a graduate student at the University of Pittsburgh School of Law, and Kristen, a student at The Pennsylvania State University.

Joseph J. May
Attorney
Joe May was born and raised in Cleveland Heights, Ohio, where he graduated from Cleveland Heights High School in 1963. While there, he participated in numerous athletics while graduating in the upper half of his class. He then attended Miami University in Oxford, Ohio, majoring in Economics, and graduating in 1967.
He attended the University of Cincinnati Law School until he entered the Army Reserves following his first year in law school. He completed Basic and Advanced Training as an Army Medic, and then continued his legal education at Cleveland State University, graduating in 1971. Since then, he has been in the private practice of Law; the majority of that time as a partner in the firm of Shapira, Hutzelman, Berlin and May, where he specialized in Civil Litigation, Business and Real Estate.
His direct experience includes serving clients across a wide variety of industries including Banking, Charitable Organizations, Chemical, Construction, Consumer Products Manufacturers and Services, Education, Industrial Manufacturing, Insurance, Leisure and Real Estate sectors.
He has lived in Erie , PA (Fairview Township), since 1979 when he accepted a partnership offer in the law firm of Shapira, Hutzelman, Berlin and May. Since becoming a member of the community, he has served on numerous boards and committees for his temple (Anshe Hesed) and country club (Lake Shore), as well as the County Bar Association.
He and his wife, Sandra, have three grown children who are now located across the country pursuing their own careers. [Staci, a classified advertising manager with the Bellingham Herald, Bellingham, WA; Julie, a photographic archivist with the Brooklyn Historical Society, Brooklyn, NY; and Brian and his wife, Jennifer, BioMedical Engineers at BioMet in Warsaw, IN. We also have a 2-1/2 year old granddaughter, Zoe.]
Attorney May serves as General Counsel to Passport Realty, LLC, Passport Management, LLC and Passport Development, LLC and is also involved in legal compliance issues for these firms’ clients and customers in the permitting, development, construction and brokerage activities conducted by the firms.

Gary J. Hess
Facilities Manager
Gary J. Hess is a native of Erie and attended Erie schools, graduating from Technical Memorial High School. Following High School, he began working in the boiler manufacturing field where he remained for 16 years, starting as a Boiler Assembler and moving into management as a Production Manufacturing Coordinator. He attended classes for Stationary Engineering to receive his Water Tender's Certification. After leaving the manufacturing industry, Gary worked with Baldwin Brothers Brothers, Inc.'s real estate management services division as a Facilities Supervisor, working with both Residential and Commercial rental properties.
Gary recently joined Passport Management Companies as Facilities Manager. He has lived in Erie all his life, enjoys playing many sports in Erie and coaching High School football and MYAA Girls Basketball. Gary currently lives in Millcreek with his wife and two daughters.

Joseph Michalski
Joseph P. Michalski grew up in Erie and attended St. Hedwig’s grade school and is a graduate of East High School.
Following high school, he joined the United States Navy and attended and graduated from Aviation Machinist School in Memphis, Tennessee. He was then assigned to the USS Salisbury Sound AV-13 and made two Western Pacific tours of duty. He served in the Vietnam theatre for 17 months working with the last of the Navy’s seaplane patrol squadrons. He was then assigned to Training Squadron 27 in Corpus Christi, Texas where he reenlisted and earned his Air Crewman Wings and attained Second Class Petty Officer.
Upon being honorably discharged, he returned to Erie and began work in the boiler operation field. Advancing from Watertender to Chief Stationary Engineer, he has worked for many of Erie’s premier employers. Joe has gained valuable management experience working for major industrial firms in Erie’s ever-transforming industrial market. Joe and his wife Connie, who reside in Girard, PA, have raised two married daughters who are both in the medical field. Presently working for The Passport Group of companies, Joe’s primary office is at Metro Center.

Fred E. Derks
Facility Technician
Fred E. Derks makes his home in North East, PA, and is currently a Facility Technician for Passport Management, LLC. He keeps his office at Metro Center and works daily in the mechanical and physical plants operations of Passport’s management clients.
Fred attended Ohio State University, where he graduated with a Bachelor’s Degree in Mechanical Engineering, majoring in steam power, electronic & hydraulic controls, plus fluid flow and materials testing. He also attended Akron University where he studied Law with an emphasis on property and taxation. Fred advanced his education by completing a program in CADD 2000 at the Regional Technical Training Center of Erie County. Fred’s opportunity to attend OSU and receive his engineering degree was made possible by winning the All American Soap Box Derby in Akron, Ohio. His hobby is aircraft design and he has completed a four-passenger Dyke Delta flying wing.
Throughout his career, Mr. Derks has held positions in the following areas:
- Boiler operator, water treatment specialist and boiler maintenance technician
- Facilities maintenance for a major recovery hospital and office complex
- Property Manager at a truck stop and a major manufacturing and power generation facility
- Professional Engineer assigned as Plant Engineer at King Luminaire in Jefferson, Ohio
- Consulting Engineer, International Paper Co.
- Sr. Project Engineer, Hammermill Paper Co. and International Paper Co.
- Project Engineer, Goodyear Point Pleasant, W.Va.
- Field Installation Engineer, Goodyear Int’l. (Brazil)
Mr. Derks also worked as a consultant, application engineer or design engineer for Cooper Bessemer (Mt. Vernon, Ohio), and received his P.E. License based while designing and building a method of switching from fuel gas to diesel while generating electric power (no load variation). Prior to that he assisted Phillips Petroleum working in a gas turbine/experimental afterburner/steam-generator complex for Helium recovery in Dumas, Texas.

Sarah Ruf
Chief Financial Officer
Sarah received her B.S. degree in Accounting from Penn State Behrend in 2002. She performed her internship at Niagara Plastics in Erie, working in their accounts receivable department. Upon graduation, she was employed at Baldwin Brothers, Inc. in their accounting department where she performed weekly check runs for their various vendors. She was employed with Tecnica Development Corp from 2003 through 2008 as the Chief Financial Officer, and now serves in that position with the Passport Group of companies.
Sarah is responsible for accounts receivable, accounts payable, budgeting, billing, and generating financial statements for 10 different companies that Passport companies manage. Sarah is originally from Lockport, New York, where she often visits to see family. She moved to Erie 8 years ago and currently resides here with her family.

Elizabeth A. Franz
Administrative Assistant, Office Manager
Beth Franz has worked with Greg Rubino at Baldwin Brothers, Inc., Tecnica Development Corp., and now the Passport Companies for over 15 years. She serves as both an administrative assistant and office manager, performing a wide range of duties including heavy emphasis on client relations and management, employee and schedule management, preparation of documents and management of listings and clerical workflow.
Beth was born and raised in Erie and attended Gannon University where she earned her AA in Paralegal studies. Prior to working for Baldwin Brothers, Inc. and Tecnica, she worked for local attorneys for approximately six years. She and her husband and daughter reside in Erie where they enjoy spending time with family and friends.

Shoechelle Zelaya
Administrative Assistant
Schoechelle Zelaya graduated from North East High School as an honor student in 2005. She then attended Tri-State Business Institute to obtain an Associate’s Degree in Business Administrative Accounting. While attending Tri-State, she obtained certifications in Microsoft Excel and Bookkeeping along with a continuous Dean’s List ranking.
While attending high school and Tri-State, Shoechelle worked in various positions at a national transportation service firm while living in North East. After completing her degree at Tri-State, she moved to Erie to be closer to the job market.
Soon after moving to Erie, Shoechelle accepted a position with Tecnica Development Corp. working as an Administrative Assistant and is now employed with the Passport Companies. She enjoys being able to help and work with such a diverse group of people. Her primary duties are to manage information systems and electronic marketing initiatives on behalf of the many clients and customers who are served by the Passport Companies.

Lisa McLaughlin
Administrative Assistant
Lisa McLaughlin was born and raised in Erie where she graduated from Villa Maria Academy in 1987. She then went on to receive her Bachelor’s Degree from Slippery Rock University in 1991. As her children grew older, she was employed at Westwood Racquet Club. In April of 2008, she joined the Passport family as a full-time administrative assistant. She has the benefit of working with a wide variety of professionals and enjoys assisting the staff in numerous clerical tasks.
Lisa continues to reside in Erie where she lives with her husband and their three children.
